What Does An Offer Entail?
When you find the home you wish to purchase. Your Real Estate Salesperson will fill out the proper contract needed. It is called an "Agreement of Purchase and Sale."
You will need to give a deposit with your offer, if the offer is accepted, this deposit will go towards the purchase price. If no acceptance is reached the deposit will be returned in full without interest in most cases.
Lawyers......Do I Need One?
Yes, to protect your interests most lawyers will discuss their fees. But you can expect the cost to be between 1-2% of the purchase price.
How To Arrange For Financing
When going to the Bank / Mortgage Rep. of your choice, bring your:
- Employment and Income Verification
- Copy of Agreement of Purchase and Sale (Provided by your Realtor)
- Home Feature Sheet (Provided by your Realtor)
- Picture of the Home (Provided by your Realtor)
Conditions Of The Sale
The most common conditions of Purchase (which means items which must be satisfied before you can buy your home).

Scheduling Appointments To View Homes
Your Real Estate Salesperson will arrange for you to view several homes in one afternoon, for your convenience. Whether MLS or Exclusive Listings. It is always a good rule of thumb to book the appointments a day ahead.
When Do You Pay?
All costs incurred during the Purchase of a home (ie. house inspections, survey, water tests, mortgage application fees) are decided by the individual providing you with the service. Your down payment is due on or before the Closing Date (the day you own the home depending on the banks guidlines).
